Updated Proposals 2025
Thank you to everyone who attended our public consultation events in 2024 and those who have commented on the outline planning application following submission to Dacorum Borough Council.
Following a comprehensive review of comments from residents and significant engagement with statutory consultees, Taylor Wimpey has made some amendments to the application, whilst remaining in accordance with policies in the emerging Draft Local Plan. Details of the key changes can be found below.
- Buildings placed around small space framing the arrival into the development from Chesham Road;
- Car free pedestrian and cycle route linking Chesham Road with Swing Gate Lane, overlooked by new homes fronting onto the route;
- Primary road through centre of western field – alignment allows for views between centre of the development and Ashlyns Hall to the west;
- ‘Parkland’ area of open space to south-west corner – ‘looser’ development edge set back to respect the setting of Ashlyns Hall;
- 6m high acoustic screen to mitigate noise from the A41 to the south. A 10m landscape buffer is proposed on the northern side of the screen for new planting to help reduce the prominence of the screen and allow for informal pedestrian routes to be proposed along the southern edge of the development;
- Central green corridor lining north and southern edges of western field. Viewpoint at apex of road back to Ashlyns Hall – proposed location for seating/landscaped area;
- Built form set back from Swing Gate Lane to the east. Small area of public open space on southern side of Primary Road to form dual function of pedestrian movement, setting to the lane, and opportunity for Surface Water Drainage;
- Primary Road crossing point with Swing Gate Lane. Proposal for ‘gated’ access either side on Swing Gate Lane for vehicles of residents to the south of the A41. Pedestrian and cycle access will be fully open;
- Pedestrian and cycle crossing point with Swing Gate Lane. Existing field gate location proposed to limit the need for any tree/hedgerow removal;
- Primary Road entry to eastern field ‘framed’ by built form on the northern side and vista/focal building at eastern end of space where route turns northwards towards central open space and development centre;
- Area of public open space located centrally to the development within the eastern parcel. Space aligns with ‘ridge’ extending east-west through the field, with the shape of the space ‘funnelling’ into the green corridor to the east and views to the existing mature tree and into the countryside edge;
- Wide avenue within which the Primary Road is located – green emphasis on this route linking the central open space with the existing mature tree – enhanced landscape strip/verge (approx. 10m wide) allowing for good incorporation of planting and potential integration of surface water attenuation swales;
- Area of public open space and seating around central mature tree with rail protection;
- Large area of open space to east acting as landscape buffer to the countryside edge. Opportunity for extensive tree planting, surface water drainage, play and informal recreation routes linking with existing PRoW along eastern edge. Informal home frontage proposed to suit character and setting – front doors and windows orientated to overlook important space;
- Homes to ‘back on’ to boundary with Upper Hall Park; privacy maintained to gardens of adjacent homes by proposal for limitation on building height, reduced density and some extended gardens;
- Tree lined avenue linking central open space with Local Centre. Higher density proposed in this area therefore predominantly apartments, allowing for strong building lines and prominence over wide street;
- Extra Care building provided with dedicated access into the plot from Swing Gate Lane – landscaped arrival space set around parking courtyard. Separate pedestrian access into the building from the Local Centre square to the north – redesigned Local Centre space ensured flats facing this space looking onto landscaped gardens;
- Access into the site from Swing Gate Lane – with active travel gate within square limiting vehicle access into main development. Pedestrian and cycle routes given priority and prominence through space and dedicated access points onto and across Swing Gate Lane, aligning with PRoW and uses on opposite side.
