The Site Today
Land at Chesham Road, South Berkhamsted has been identified for development within the emerging draft Local Plan. The site is defined by two large pieces of land on the southern edge of the existing settlement boundary and divided by Swing Gate Lane.
Swing Gate Lane passes between the two fields and forms one of the site's boundaries. The northern boundary adjoins the playing fields of the Thomas Coram CofE School, the southern boundary is defined by the A41 (at a lower level to the site) and the western boundary adjoins the Ashlyns Estate and the Grade II* Listed Ashlyns Hall.
The site is in close proximity to Berkhamsted town centre and its amenities. The town centre is approximately three quarters of a mile away from both sites, accessed via Swing Gate Lane. More locally, adjacent is the Velvet Lawn recreation ground, with children’s play areas and playing fields, which is next to the Thomas Coram CofE Primary School. At the bottom of Swing Gate Lane, under 0.4 miles from the site, is a number of local facilities including shops, restaurants and Swing Gate School.
